- Acceptable Documentation: Recent pay stubs, bank statements, Notice of Assessment (NOA), or official employment offer letters.

- Written Consent: Must obtain written consent prior to pulling Equifax or TransUnion credit profiles under BC PIPA rules.

1. RTB-1 Standard Tenancy Form
- Mandatory Terms: Must execute the official Residential Tenancy Agreement (Form RTB-1) without modifying statutory clauses.
- Security & Pet Deposits: Security deposit cannot exceed half of 1st month's rent; pet deposit cannot exceed half of 1st month's rent.

- Smoking & Cannabis: Explicit bans on smoking/vaping tobacco and cannabis within unit interiors and balconies.

2. Photo & Video Evidence Logging
- High-Resolution Log: Capture dated photos/videos of appliances, window coverings, flooring, and sanitary fixtures.
- Copy Delivery: A fully signed copy of the RTB-27 report must be delivered to the tenant within 7 days of completion.

Operations & Notices

1. Statutory Rent Increases
- Annual Limit: Capped annually based on the official rate set by the BC government.
- Notice Requirement: Must provide 3 full rental months' written notice using form RTB-7.
- Timing Restrictions: Allowed once every 12 months, taking effect no sooner than 12 months after the existing rent was established or last increased.
2. Maintenance & Repair Responsibilities
- Landlord Obligations (Section 32): Maintain properties to health, safety, and housing standards.
- Tenant Obligations: Repair damage caused by negligence and maintain sanitary standards.
- Emergency Repairs (Section 33): Major leaks, primary heating failures, or locks. Tenant must make at least two reasonable attempts to contact emergency contacts before proceeding at landlord's expense.

4. Legal Service Methods (Section 88)
- In-person: Handing directly to tenant or adult occupant.

- Electronic (Email): Only if explicitly consented to via RTB-1 or RTB-51 (adds 3 days for deemed receipt).
Move-out & Deposits

1. 15-Day Statutory Deposit Rule (Section 38)
- Deadline: Within 15 days of receiving the tenant's written forwarding address and the tenancy end date, the landlord must either return the full deposit with interest or file an RTB dispute.
- Double Deposit Penalty: Failure to comply within 15 days makes the landlord liable to return double the deposit amount.
2. Reasonable Wear and Tear vs. Damage
- Wear & Tear (Unclaimable): Minor paint scuffs, gradual carpet thinning, pinholes from small picture hooks.
- Tenant Damage (Claimable): Gouged walls, pet urine stains, broken blinds, uncleared excessive garbage.
